Historical Interest Rates
Over the past 26 years the average interest rates according to CMHC was 11.71%. As you can see in the chart below, interest rates are at very low levels and it makes good sense to lock in for a longer period of time. When the rates dropped in 1992 to their lowest in 35 years, no one thought that they will get that low again. They dropped even further. Since then we have enjoyed low rates and we don't think of rates going in the double digits again. That's wrong to assume as well. Who would have thought in 1978 that rates only 3 years later would go as high as 21.5%? Predicting interest rates is very much a gamble and one should be prepared to keep a close eye on the market.

What term should you take?
Before you look at the issue or term specifically, there are things you should consider managing your mortgage to your best advantage. For some tips and suggestions about choosing a term, simply click on here: Choosing A Term You Can Live With

Save big with lower rates
Have you ever wondered just how much you can save with even a quarter of a percent lower rate. Well, if your mortgage is $150,000 at 8% interest, amortized over 25 years, a quarter percent lower rate would have saved you approximately $7,200. If the difference was a half of a percent, then the savings would have been over $14,400. These are conservative figures because the rates that usually arranges are anywhere from 0.50 to 1.1% lower than the bank posted rates, depending on the term chosen. Start savings today by simply calling or applying online and one of our mortgage specialists at will be in touch with you quickly.
